 Some interesting facts regarding Valley wide Home Sales:

The number of expired and canceled listings increased significantly to 12,254. This is, by far, the greatest number of listings being removed from the market in the past 36 months

The number of closed sales increased to 5,966 in July – highest number of sales since June of 2007

The AVERAGE sales price dropped for the fourth consecutive month, resulting in an average of $249,228. This is the lowest average sales price in the 36 month reporting period

Days on market DECREASED by over 40 days to 95 days. That is an improvement of 30% over the prior month

BUYERS PAY ATTENTION! The inventory is getting smaller, so buyers need to be very realistic in their offers and requests for concessions – they are not alone, so they can’t expect to buy a home for below what is already below market value!!!!
